Project Manager

Job Position: Project Manager

Location: Can work out of the Birmingham or Huntsville office and must be available to travel to project sites across the Southeast.

Qualifications:
● Bachelor’s Degree in Building Science, Construction Management, or related field
● Minimum 2 years hands-on field experience and minimum 4 years project management experience required
● Minimum 2 years’ experience in multi-family building required.
● Proficiency in Microsoft Office software including Word, PowerPoint, and Excel
● Experience with computerized scheduling programs
● Knowledge and proficiency with Procore
● Excellent organization, communication, and interpersonal skills
● Innovative mindset

Job Responsibilities:
● Understand and abide by all Capstone Building Corp. policies & procedures in day-to-day responsibilities
● Manage the entire construction process during each project phase
● Interpret, analyze, and evaluate construction and subcontract documents
● Understand and interpret owner contract documents
● Actively participate in pre-construction services efforts
● Identify project risks (both short-term and long-term)
● Identify key pieces of information needed for the fast-track scheduling of the project
● Ensure accuracy in project cost reporting
● Abide by and enforce safety standards per Capstone Building Corp. safety policies and OSHA guidelines
● Ensure a timely and complete project buyout
● Cultivate and maintain positive relationships with owners, subcontractors, and clients
● Demonstrate thorough understanding of the process for submittals, RFI’s, ASI’s and subcontractor and owner change orders
● Oversee contracting and correspondence process with subcontractors
● Familiarity with purchase and tracking of construction materials.
● Manage the construction document submittal process for assigned projects
● Understand and interpret construction drawings and specifications.
● Maintain timely and effective communication with subcontractors.
● Maintain efficient communication with internal project team members
● Help to resolve field issues that arise on all assigned projects.
● Clearly communicate identified project scope and goals to internal team members and subcontractors

Goals:

● Realize 100% of the originally estimated fee on each project.
● Deliver project within the contracted time frame and in accordance with the identified project goals
● Submit all closeout documents no later than the CO date of the project
● Ensure each project meets the quality requirements outlined in the contract documents.
